Not every rate drop deserves a refinance. I talk to borrowers who are tempted by lower rates without doing the math first—and sometimes staying put is smarter. The real question isn't whether rates have fallen, but whether the savings over time outweigh what you'll pay in closing costs and the reset of your loan timeline. For some of you, refinancing makes strong sense. For others, especially those who plan to move or stay only a few more years, it might not. The best time to refinance is when the numbers work for your specific situation, not just because rates moved. I'd like to walk through your scenario with you.
