Equity Strategy

What your home's value means for your money

A lot of homeowners don't realize they have options once they've built up equity in their home. Whether you're thinking about a big expense, paying down debt, or funding a renovation, that equity can work for you—but only if you know it's there and understand how to access it. The equity you build comes from two places: paying down your loan balance over time, and any increase in your home's market value. I recommend checking in on your home's approximate value every year or so. It gives you a clear picture of what you actually own, and it opens the door to conversations about whether a cash-out refinance, a home equity line, or just staying the course makes sense for your situation. Let's talk through what you might have available.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Salvatore Morabito team any time and we'll walk you through your options.
