Equity Talk

What your home equity can do for you

If you've owned your home for a few years, you've likely built up equity—the difference between what your home is worth and what you still owe. That equity isn't just a number on paper. It can be a real financial tool when you need it. Whether you're thinking about a major renovation, paying off debt, or handling an unexpected expense, a cash-out refinance or home equity line of credit lets you tap into what you've already built. The key is understanding which option makes sense for your situation and your goals. I'd love to walk through the numbers with you and show you what's actually available right now.

Let's talk about your home equity and what it could mean for you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Russell Fisher team any time and we'll walk you through your options.
