Equity Building

Your home is working harder than you think

Every mortgage payment you make builds equity—that's the portion of your home's value you actually own. Over time, as you pay down the loan and your home may appreciate, that number grows. Some borrowers don't realize they can tap into that equity through a refinance or home equity line of credit when they need funds for renovation, education, or consolidation. It's one of the real advantages of homeownership. The catch is knowing what you have and when it makes sense to use it. If you're not sure whether you've built enough equity for your next goal, or you're just curious what your home is worth today, I'm happy to help you figure it out.

Let's talk about what equity you've built and what it could do for you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
