What to do when rates drop

If you've been watching rates move, you've probably wondered whether a dip is worth acting on. The truth is, even a small rate movement can affect your monthly payment and the total interest you pay over the life of your loan. But whether refinancing or buying makes sense depends on your situation—how long you plan to stay in your home, what your current rate looks like, and what fees might apply. I always tell people: don't chase every tenth of a percent. Instead, think about your long-term plan and run the numbers. That's where a conversation with me comes in. I can show you what a rate change actually means for you, not just in theory.

If rates have moved recently, reach out and let's talk through your options.

Tip of the Week

Inspect your attic insulation. Proper insulation reduces heating and cooling costs and can prevent ice dams on your roof.

Tips for Homeowners

Fall Home Prep: Heating, Safety & Systems

1.

Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

2.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

3.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
