Loan Programs

Your mortgage options might be wider than you think

If you've been told you don't qualify for a mortgage—or that your only option is a particular loan type—it's worth a second look. Lenders use different approval guidelines, and what one lender passes on, another may welcome. The same goes for loan programs: conventional, FHA, VA, USDA, adjustable-rate mortgages, portfolio loans—each has its own strengths and works better for different situations. Your credit score, down payment, debt level, and property all play a role in which programs make sense for you. The best fit isn't always obvious, and it's not one-size-fits-all. If you've hit a wall elsewhere, I'd like to walk through what's actually available to you.

Reach out and let's talk through your specific situation—no obligation.

Tip of the Week

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
