Loan Programs

Why your neighbor's loan might not be your best fit

One of the biggest mistakes I see is borrowers chasing what worked for someone else. Your coworker got a great deal on a 15-year fixed, or your friend locked in with an adjustable rate—but their financial picture is almost certainly different from yours. Loan programs aren't one-size-fits-all. The right choice depends on how long you plan to stay in the home, your comfort with payment changes, your income stability, and what makes sense for your goals. Spending time upfront to understand which program aligns with your actual situation can make the difference between a mortgage that feels like a good fit and one that creates stress. I'd love to walk through what's available and what might work best for your circumstances.

Let's talk about which loan program makes the most sense for where you are right now.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
