Your mortgage shouldn't squeeze your budget

Here's what I know after years of doing this: the best mortgage isn't always the cheapest one. It's the one that actually works for your life.

When your mortgage payment fits, everything else breathes easier

One of the smartest things I help borrowers think through is not just whether they can afford a payment, but whether that payment leaves them room to live. A mortgage that takes up too much of your monthly income makes it harder to handle surprises, save for goals, or stay ahead if your situation changes. The good news: there are real conversations we can have about loan programs, down payment strategies, and amortization that give you breathing room without compromising your goals. Whether you're buying for the first time or making a move, I want to make sure the number works for your whole life, not just on paper. Let's talk about what feels sustainable for you.

Reach out and we can walk through what a realistic payment picture looks like for your situation.

Tip of the Week

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
