Different loans, different outcomes

Hi there. There's a lot more to picking a mortgage than just finding the lowest rate. This week I want to talk about loan types—and why the one you choose can shape your whole borrowing experience.

Loan Programs

Not all mortgages work the same way

When you're shopping for a mortgage or thinking about refinancing, the interest rate gets most of the attention—but the loan type itself matters just as much. A fixed-rate mortgage, an adjustable-rate mortgage, an FHA loan, a VA loan—these aren't just different names. They come with different rules about how your payment works, what you need to qualify, and how much house you can afford. The right choice depends on your timeline, your financial situation, and how much certainty you want in your monthly payment. If you've never really understood the differences, or if your circumstances have changed since you bought, it's worth a conversation. I can walk you through what each type actually means for your wallet and your peace of mind.

Let's talk about which loan program fits your life right now.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
