Understand what your payments are building

One of the smartest things about owning a home is that every month, your mortgage payment is working toward something real: ownership. I wanted to share why knowing your equity matters and how it fits into your bigger financial picture.

Home Equity

Your home's value keeps working for you

Every mortgage payment you make builds equity—ownership stake in your home. As you pay down the principal, that percentage grows. And if your home's value has risen since you bought it, you've gained equity that way too. This matters because equity is real wealth you can tap into later through refinancing, a home equity loan, or line of credit if life changes require it. Whether you're early in your loan or years in, it's worth understanding how much equity you've built. It's one of the best financial benefits of homeownership that often goes unnoticed. I'd be happy to walk you through where you stand and what options might make sense for your situation.

Let's talk about your equity and what it could mean for your future.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
